Stayed at Maxine's late October 2023. Maxine's room were comfortable and Maxine was a delight. Great sense of humour and really helpful. Great hosts, comfy rooms and best preserves in Sedalia.

A wonderful and welcoming place. Maxine and Pete treat their guests like family. They were cordial enough to drive us into town for dinner, and pick us up afterwards. Maxine made sure we made a PB&J sandwich to take on the road as there of few if any services between Sedalia and Booneville. A thoroughly enjoyable experience.

25 miles east of Sedalia, at Pilot Grove you can find services at a couple of places for food and water everything is all close by for your needs. After Pilot grove your next stop is Boonville 11.6 miles.

Wife and I rode the Katy end to end and this was our first night. Maxine and Pete were super friendly hosts. Great value for the 2-bed room we had. They gave good advice on local restaurants. They visited with us and other riders in the evening on the patio. Morning brought self-serve coffee, breakfast foods- all good. Compared to other Katy lodging that is directly on the trail, this was several blocks off-only draw back, but not big deal.

Staying at Maxine and Pete's lovely home was such fun. They were so welcoming, friendly, and helpful. I arrived after a very wet and messy day on the Katy Trail and was greeted by Maxine, Pete, Maggie, and 2 friendly donkeys. Maxine brought out rags and water to help me get my bike cleaned off -- so incredibly helpful. I was a muddy mess! I was treated like family and Pete got out the atlas to help me plot a route for the next day to avoid the mud. I was in good hands. I'll definitely return the next time I ride the trail. Thank you, Maxine, Pete and Maggie!

I stayed with Maxine and Pete while doing a travel nurse assignment in Sedalia. I loved my time there! I stayed 6 nights and went home for 8. It worked out great for me and I would gladly do it again. Maxine and Pete are very down to earth people that are so friendly and easy to get along with. There home is beautiful and comfortable. The landscaping is nice and it is an all around great place to stay!

Maxine and Pete were amazing hosts! Their house is right on the KT detour through Sedalia, extremely convenient. They have multiple rooms and are very quick to respond, they’re definitely the best way to go for a last minute place to stay. Their hospitality was out of this world-they insisted on driving me into town to get food and had a continental breakfast waiting for me when I woke up. They are very warm and make you feel comfortable as soon as you arrive. Will definitely come back here if I come through Sedalia again.

I had dropped off a couple on the Katy and there was a lady that asked me if I was apart of a group that housed tourist riders. She said it was a group of people along the way that were basically safe houses. Is there where you found out about Maxine's Room? Cannot find the information about this group anywhere.

Maxine and Pete were wonderful hosts, their house is located in a beautiful area of the town. It is away from all the traffic yet located very close to the town. They both went out of their way to make my stay very comfortable. I can vouch that you will enter their home as a stranger but will leave as good friends of Maxine & Pete. My rating is 10 out of 10.

It rained all day as we pedaled from Clinton to Sedalia. Maxine and Pete greeted us with a smile and provided a hose to wash the limestone off our bikes and gear. They loaned us the van to go to dinner. Room was small, but clean. Breakfast was continental which would have been fine except the yogurt was low fat and the milk was skim. Pete and Maxine shared their stories and were very graceful hosts.

We got into Sedalia wet and tired. Our first day out, it rained, and we had gotten a late start. Maxine helped us find our way to her place. She provided everything we asked for. We were too tired to drive her van into town to eat, so we ordered out. She let us do a load of laundry. The room itself was small for three people, but it was very inexpensive. Her property is beautiful. She is eager to help out in any way she can.

I've cycled from San Francisco, and stayed in all manner of different places. Maxine's is by far my favorite. The location is beautiful. In town, but in the country. The property is very pretty with lots of space, flowers, water feature, horses and of course Chigger the dog. Maxine and her husband Mike are just the best hosts. I arrived late in the evening on one of the hottest days of the year, and within 45minutes had showered, been given ice cold water, stowed my bike away and was right at home in the lounge chatting with this lovely friendly and kind couple. If you are in The Katy Trail, you wont want to miss Maxine's. I will be bringing happy memories with me of this stay. Trust me...call today. You will be so happy you stayed in this beautiful place with such nice folks. I give it 10 out of 10 and i'll be back for sure

This is our second time staying at Maxine's Rooms for Rent. This first time was June 2015 and the last time was May 20, 2016. On both stays Maxine & Pete welcomed us into their home, it felt like staying with a favorite Aunt & Uncle who's house you never want to leave. They made us feel more than comfortable. We had a great night sleep before our ride, Maxine prepared us a light breakfast which was very tasty and enjoyed great conversations. The price for the room is more than reasonable, best price of our whole trip. We would definitely stay at Maxine's again and probably will. I can't say enough great things about them.

As in other comments we felt welcomed at the first hello. What great people Maxine and Pete were. They said we could leave our car there while we were gone. Amtrak station was just a short distant away.

What a great place! My buddy and I set out from Clinton at 2pm thinking it would be a breeze. The path was a little wet so it took tons of time. At 9pm Maxine sent Pete out to pick us up from the trail a few miles from their house. It is so wonderful that good people open their homes to the likes of smelly tired cyclists, even ones that are hours later than they said they would be. We had a great night with them. They have wifi. They provided a nice continental breakfast and wished us the best. And all for a really good price. The rest of our trip we kept looking for affordable similar accommodation and were disappointed for the most part. The price and hospitality of Maxine's rooms for rent gave us the opportunity to enjoy the trail that much more! Thank you so much!

We stayed at Maxine's Rooms for rent on October 15, 2013. This was a real treat. Maxine and Pete were very friendly and helpful with all our questions about the Sedalia area and how to get to the trail from their place. Pete took us for a ride in the horse pulled wagon which we really enjoyed. They allowed us to leave our truck at their place for the 5 days we were on the trail to Washington and back to Sedalia on AMTRAK. Breakfast was also very satisfactory. For any Katy Trail riders wanting an overnight stay in the Sedalia area we would definitely recommend Maxine's Rooms for Rent.

One of the great pluses of a bike trek is the people you meet, and Maxine and Pete are treasures. They enjoy your company, roll out the hospitality and offer good lodging (we got the twin-bed, 'Cowboy Corral' room), breakfast, and maybe a horse-drawn surrey ride during which the fireflies rise up in the dusk. There are a lot of places you can stay, but this one is priceless.

We had just completed our first day of our five day journey on the Katy Trail and this was our first B&B on the trip. It was comfortable, clean and provided an abundant continental breakfast in the morning. Maxine and Pete are delightful hosts and we felt very welcome and accommodated. Thanks, also, for the surrey ride. I know you probably can't do that for everybody but we thoroughly enjoyed it. Great start to our trip!

GREAT place to stay!! Maxine and Pete are two of the finest people around - will do almost anything for you. (And, if you're lucky, you can ride in their horse-drawn surrey!) And Chigger the dog will keep you busy chasing his toys :-).

Our party of 5 became 6 on short notice and Maxine worked with us to accomoate everyone - very helpful!!

House and location are even prettier (and roomier) than shown in picture - HUGE yard, pasture, etc. Fun to visit and roam. We'll definitely be back!!

NOTE to KT bikers: Map is wrong and could cause trouble (as it did for us). Katy Trail goes north through Sedalia on Emmit (sp?), NOT Engineer as pictured, so turn LEFT off Emmit onto Boonville to find New York Ave.

Maxine's was so fun! We spent the night there before hitting the trail. They went above and beyond! We love them! The room was really nice. The breakfast was yummy. Chigger made us feel at home. We will definitely come back again...they felt like family!

Very enjoyable stay, clean and neat, more like a family visit. Read other comment by other businesses in town, sounds like sour grapes, incidents would be covered by homeowners insurance. A great alternative to traditional b&b, would do it again.

Maxine's is located near the east end of the trail at 902 Cedar Dr. The Chamber of Commerce has a complete listing of sleeping rooms to rent.

This response is submitted with the concurrence of numerous small businesses in and around Sedalia.



Please be aware that Maxine's Rooms for Rent is not licensed, inspected or insured. She also does not pay the required city, county or state lodging taxes that legitimate hotels and B&B's do. So called sleeping rooms were intended to create more rooms during special events, such as State Fair, after the local lodging establishments were full. However, they were never intended to be allowed to open their doors on a full-time basis to compete against local licensed businesses. The city code enforcement office says that they do not have the time to investigate places such as Maxine's until someone files a complaint. We hope it doesn't reach that point.



You may call the Sedalia Chamber of Commerce and they will no longer recommend Maxine's as a lodging establishment, except during special events when all other hotels and B&B's are full. Sedalia businesses would welcome her and other private residences as competition once they meet the same requirements to obtain an operating license that we must. However, they will find it impossible to continue charging the same low rates.



Finally, we all put customer care and satisfaction number one. However, people operating sleeping rooms provide no immediate protection if something unfortunate does happen to their customers. Those with business insurance have quick coverage for your person and/or equipment if something were to happen while in our care. We appreciate your business.

Stayed at Maxines and Petes during the Missouri State Fair. Would definitely go back. Am thinking about the Scott Joplin Festival or the Katy Trail in October.
